IRRIGATION

This aspect of landscape maintenance is probably the most criticalCarlosview.jpg (53924 bytes)l task we perform and probably the most deficient portion of most projects. If the irrigation system is not well managed no matter how good your perform the maintenance tasks the project will always have a sickly appearance.

Our irrigation department has been formed to create a team that can handle any aspect of irrigation. Each Irrigator is given specific scheduled tasks. The Irrigators are also given trucks that are stocked specifically for your project. All daily repairs and system review are documented on our in house "Tracking Sheets." These forms, which are a THREE (3) part NCR form, are used for inventory control, billing, documentation and system evaluation.

The basic duties, head change outs, repair and scheduling will occur as required without prompting. Head change outs are extra, but it needs to occur at the time of discovery rather than waiting for the authorization process. What we recommend is that we have a monthly budget allotment that we work against. All the performed change outs are documented and supplied at the end of the month with our billing.

The tracking sheets are given to your Supervisor for review. The Supervisor determines whether the work competed is to be billed or not. On all billable tracking sheets a NCR copy is given to your Superintendent for billing. The remaining copies of the tracking sheets are stored in individual project files and the client receives the original with the invoice.

To manage this type of irrigation system requires experience and support. We will supply you with a well trained professional Irrigator whose duties will be to manage the existing system and coordinate recommendations through our Superintendent to your landscape inspector.

The first few months of all our Irrigator's employment are spent "Paired" with a "Tutor" Irrigator on a training assignment. As soon as his Tutor feels that the training Irrigator is capable, the Irrigator is released on his own. His assigned Supervisor then spends the next two months doing a twenty-five (25) percent back-check of all controllers. If the Supervisor does not find any problems with the workmanship he lowers the percentage back-check until it reaches ten (10) percent. At no time does the percent of back-check done at a level lower than (10) percent.

Artistic Maintenance keeps an extensive irrigation inventory at each yard site. As mentioned the Irrigators document all repairs on the tracking sheets. Those tracking sheets are turned in at the end of the day. The Supervisor then replenishes the irrigation inventory of each Irrigator by placing in a bag all parts used as documented on the tracking sheets. Those bags are given to each Irrigator in the morning. Consequently each Irrigator has a complete inventory each day when they leave the yard.
